Pre-Purchase

Here is some useful information before you purchase your new home from Tarn.

  • We provide all the information about our developments in an easy to navigate online format on the project page.

  • We have a lower cost structure than some builders. This is maintained by managing our builds and procurement of materials in-house and direct selling of our homes to the market.

    This allows us to sell our homes at very competitive rates!

  • Our lawyer holds your deposit in their trust account. We cannot access any of the funds until settlement day. In the unlikely event that we can’t meet our contractual obligations within the timeframe your deposit will be refunded in full. This only applies to homes not completed when sold.

  • Tarn build and sell turn-key homes. Unlike traditional house and land packages our turn-key homes come with everything needed including - Full landscaping, appliance package, alarm system, decks and fences, driveway, and paths. See more here

    An additional benefit of turn-key is you only pay a deposit then no progress payments are required until settlement day. This makes financing your home a lot easier and less risky.

Construction

Tarn make the construction period stress free for our purchasers with regular communication and dedication to an on-time completion.

  • Ensuring the quality of our homes is a top priority for us. We oversee the construction of each home internally, enabling us to closely supervise our contractors.

    Moreover, we conduct internal inspections throughout the building process and adhere to a rigorous pre-settlement defect detection process to guarantee that we deliver homes of the utmost quality to our clients.

  • We are dedicated to providing your new home within the construction programme and our team work hard to do this. Most of our builds are completed within four months.

  • We keep in touch by sending monthly construction updates throughout the build.

  • We offer all our clients a site visit at pre-line stage to view their new home.

Post-Settlement

Tarn’s commitment to our clients does not end on settlement day. See what support we offer post-settlement below.

  • On settlement day we will provide you with a detailed home information file including all manuals and warranties.

  • If any issues arise with your new home in the first 12-months after settlement, get in touch and we will work to resolve them for you.

  • If any structural or weathertightness issues arise within 10-years of settlement, get in touch and we will work to resolve them for you.

  • We are happy to assist clients with any questions they may have about their new home. Just get in touch.

Our simple purchase process

  • 1. Get in touch

    Contact us to discuss any questions you may have about our available properties.

  • 2. Choose a home

    Once you have selected your new home, we will guide you through signing the Auckland District Law Society form of Agreement for Sale and Purchase of Real Estate.

  • 3. Due diligence

    After the agreement has been signed by all parties, you have 10 working days to complete due diligence and organise finance for the purchase. You will need to consult a lawyer to assist with this process.

  • 4. Go unconditional

    When you and your lawyer are satisfied with the due diligence, your contract will go unconditional. This is when your 10% deposit becomes payable. Your deposit will be held in our lawyers’ trust account until settlement.

  • 5. Construction

    Construction will commence on the designated dates, as per the development programme. We will give you monthly progress updates on the build.

  • 6. Settlement and handover

    Once your new home is fully complete, you will be required to pay the balance by drawing down from your mortgage provider. We will then hand you the keys to your new home!
